Generally speaking, the Buyer(s) have the right to select the title company. If you are a Buyer and are working with an agent, then your agent can probably recommend a title company that he/she has worked with in the past. The seller(s), however, may offer you financial incentives if you use a title company that they prefer - you will find this most often when purchasing a home from a builder.
Title companies require a complete legible copy of the contract, including addendums and amendments. Other helpful information includes the identity and contact information for all parties, including buyers, purchasers, agents, lenders and homeowner's/condominium association.
